Development Update: March 2026

Construction activity across Moonee Valley is reaching a critical point, with the racecourse redevelopment dominating activity and new residential projects moving from approval into active building phases.


Moonee Valley Racecourse: Demolition and Track Reshaping Accelerate

The Moonee Valley Racecourse redevelopment remains the area's biggest story. As of March 2026, demolition of the Burton and main grandstands is in full swing, with Mann Group's heavy machinery working through the final phase of the existing structures.

What's happening now: Symal has begun removing key infrastructure including the infield tunnel at the 1200m chute, and earthmoving equipment is reshaping the track layout for the new racing configuration. Residents in Moonee Ponds and surrounding suburbs should expect increased vehicle movements via Feehan Avenue and Dean Street over the next 6-12 months, particularly during daylight hours.

The track closure began following the 2025 Cox Plate (which was held at Flemington). Grandstand demolition will complete by April 2026, clearing the way for the first phase of residential and mixed-use construction.

What comes next: Once demolition finishes in April, construction of The Eveline (394 apartments in two towers) will commence later in the year. The Eveline is expected to complete in Q4 2028. Unit prices start at $531,000 (one-bedroom) and go to $1.5 million for track-facing apartments.

The broader Valley of Tomorrow vision includes 1,092 homes across multiple buildings, a 184-room residential hotel, and 3,000+ square metres of retail and office space. Racing will return to Moonee Valley in August 2027. The 2026 Cox Plate will be held at Flemington.

Stonepine and Trackside House: First Residents Moved In

The first wave of the racecourse redevelopment apartments has already seen residents move in. Stonepine House and Trackside House welcomed nearly 700 new residents across 330 apartments in November and December 2025.

These buildings are already occupied, setting the pattern for how the precinct will develop over the next five years. Both are fully integrated with new green space including extended Tote Park and the new Cox Place pedestrian link.


Ascot Chase Residential Development: Infrastructure Works Underway

Ascot Chase in Ascot Vale continues to progress, with approximately 400 new homes planned across 16 hectares of land bounded by Walter Street, Stanford Street, Newsom Street, and Doncaster Street.

Recent activity: Intersection improvement works at Epsom Road, Doncaster Street, and Mirams Street commenced on 12 January and are expected to take roughly six weeks. These works are designed to improve pedestrian safety and traffic flow as the development accelerates.

Ascot Chase is a long-term project with staged delivery over several years. The development will eventually house around 1,500 residents.

Planning: What's in the Pipeline

Moonee Valley Council continues to process planning applications across the municipality. Recent advertised planning applications can be viewed on the council's website. If you've noticed planning hoardings or development activity in your suburb and want to check the formal status, the council's advertised applications portal is the best source of current information.

The North Park Estate in Essendon (45-69 Woodland Street) has a heritage redevelopment proposal in the system. St Columban's Mission Society is seeking to redevelop the 130-year-old mansion and its gardens into mixed-use development including townhouses, while retaining the heritage mansion itself.
